We offer the same dedicated service within our lettings department and there are two different levels of service to choose from. All our fees are inclusive of VAT.
You must order an EPC for potential buyers and tenants before you market your property to sell or rent and we can arrange this for you for £65.

TENANT FEES
Late payment of rent – If any Rent shall without prior agreement be in arrears for 14 days after the same shall have become due (whether formally demanded or not) interest at 3% above the base rate of Barclays Bank plc shall be payable by the Tenant from the date on which the rent fell due until the date it is paid.
Lost Keys – If a key or security device has been lost, then the tenant is liable to reimburse the landlord for the cost incurred in replacing this. If the key/security device is lost and an address is written on or was attached, the landlord can ask for the lock to be replaced as well. An itemised receipt will be provided to show a clear breakdown of the costs incurred.
If the tenant(s) wish to replace the key/security device/lock themselves, an itemised receipt will be needed as proof this has been completed.
Changes to the tenancy agreement – A variation to the terms or novation of a tenancy agreement by a tenant(s) will be liable to a charge of £50 per new agreement. Examples of changes liable for a charge are:
- Addition of pets (where applicable)
- A change of sharer where the tenancy is joint
- Any other amendment which alters the obligations
Early Termination fee – If a tenant(s) wishes to terminate their tenancy agreement early, then an early termination fee is chargeable. The termination fee cannot exceed the loss in rent incurred by the landlord, but can include the reasonable costs of re-advertising, referencing and moving a new tenant into the property. This cost of finding a new tenant via the letting agent is subject to a maximum fee of 60% of the current monthly rental price.
For the avoidance of doubt, the tenant(s) is still liable to pay the rent and all bills until the end of the fixed term agreement or until a new tenant is found, whichever occurs first.
